You're good at what you do. So why does your business still feel this hard?
4-month build · Content, clients, ads, CRM and operations
I had read Tony Robbins' Money: Master the Game, figured out I needed to make an extra $500 a month, and called my mom. She'd been in real estate my whole life, so I asked her, "Is that realistic?"
She basically said, "Yeah. Probably not consistently, but yes."
Three years later, I finally got my license and started selling real estate part-time.
In 2019, I sold 10 houses, made $100,000, and netted $77,000. It was super profitable.
So I quit my corporate job on February 7th, 2020. At the time, I had five listings on the market.
Ten days later, I was told I couldn't have showings.
I figured it out anyway. And then I went all in.
By 2021, I'd sold $21 million as a solo agent and made the top 1% in Washington State.
And I was broke.
Not just financially.
I was broke with time. I was broke with relationships. I was broke with energy.
When I looked back through photos from that year, all I could find were pictures of me standing in front of houses.
None with friends. None with my husband. None with family.
Just houses.
Real estate recognizes hustle. Real estate recognizes grind. Real estate recognizes production.
But it doesn't necessarily recognize profit.
And the money you make doesn't mean very much if you don't actually get to keep it—or enjoy the life you're building with it.
So I burned it down.
I called every client, cancelled every contract that wasn't already pending, and referred everything out.
People thought I was crazy.
I shut the doors and rebuilt from scratch.
Today:
And I didn't get here by selling more houses.
I got clear on who I actually wanted to work with, built a business around that clarity, and created systems that stopped requiring me to be involved in every single thing.
That system became The Waterfall Method.
Cold calls. Expireds. Buying leads. Saying yes to anyone with a heartbeat.
The answer to everything is more activity, more transactions, and more grind.
Digital marketing. Content. Visibility.
Build an audience, generate more leads, and try to stay in front of people consistently.
I printed out every sale I'd ever done, highlighted the names, and asked myself one simple question:
How did working with this person make me feel?
Out of about 50 clients, I found five that sparked joy. Five people I would happily work with every single day.
So I called them. I took them to coffee and asked them 35 questions.
Fifteen conversations with my best clients taught me more about my business than three years of selling houses ever did.
That's where The Waterfall Method really started.
Because when you understand your client at that level, you realize your business is built around four things that all have to work together:
If one of those is out of whack, eventually you feel it everywhere else.
But when you get the client piece right first, everything downstream gets easier. You talk for 10 minutes. The Waterfall takes that conversation and turns it into a month of content, planned and ready to go, including the visual direction so either you or your VA can design it and schedule it.
And it doesn't have to come from sitting down and "creating content."
Each one can become a month of content too. The point is that you stop starting from a blank page.
You already have the ideas. You already have the expertise. You already have things happening inside your business every single day. We simply build a system for extracting it.
Now your content isn't dependent on you waking up and figuring out what to post, and your VA finally has an actual system to work from instead of asking you what you want them to do every morning.
This is the piece most agents skip. And honestly, it's the piece that changes everything else.
We do a deep dive into your Perfect Prospect. And I'm not talking about demographics like age, income, zip code, or whether they have two kids and a golden retriever. We're talking about psychographics.
When I did this in my own business, I found out my best clients didn't care about half the things I thought they cared about. What mattered to them was that I made them feel heard and I got the job done.
That clarity changed everything. It eliminated a lot of unnecessary work, made my marketing way more specific, and helped the right people recognize themselves in my content.
You're not just creating more visibility. You're creating visibility with the people you actually want to work with.
Once you've got about 30 days of organic content going out and we have real data showing us what your audience is responding to, then we turn on paid ads. Not before.
We start with follow-me ads and DM ads so you're growing your profile with the right people instead of collecting random followers.
Then we use retargeting ads built around your best organic content—the content that has already shown us that people care about it.
And we build the follower sequence behind it so when someone new finds you, they don't just follow you and disappear. They're welcomed. They're nurtured. They're moved into your CRM.
Now you're building an actual audience around your business. And when you have a listing to market, you're not starting from scratch trying to find people to show it to. You've already built a targeted audience of people who know who you are.
This is where we take everything we've built and put the operational structure underneath it.
You get onboarded into Scaling Smarter, your CRM system with DM automation, landing pages, follow-up campaigns, and operational workflows built around your specific business.
The things that currently live in your head start becoming actual systems somebody else can follow.
Once those systems are in place, we also work on your positioning. That includes how you present your services so you're not walking into an appointment hoping somebody agrees to your commission.
Instead, you have a premium menu of services that clearly communicates the value of working with you and allows clients to choose the level of service that's right for them.
The goal is simple: your business should stop depending on you to make every decision and complete every task.
You complete the Waterfall Interview, go through the course, and follow the steps.
By the end of Day 1, your Content Waterfall is installed and your first month of content is planned, including visual direction, so it's ready to design and delegate.
Before we ever have our first coaching call, the content problem is already being handled.
Content is going out consistently.
We also begin organic outreach to your past clients and sphere so you're not just posting and hoping somebody sees it. We're creating conversations.
That means you can start generating leads and reconnecting with people within the first few weeks.
We figure out who your ideal client actually is, what they care about, why they choose someone, what keeps them stuck, and what language they use when they talk about those problems.
Then we update your Waterfall around that information. Your content starts shifting from general to targeted. Your messaging gets sharper. And better-fit people start paying attention.
We launch follow-me ads, DM ads, and retargeting using the organic content that has already proven it resonates.
Then we connect that to your follower sequence so the right people don't just follow you—they move into your CRM and into an actual nurture process.
At this point, your audience is no longer random. You're building it on purpose.
Your CRM, DM automation, landing pages, and follow-up campaigns are built around your business. Your seller campaigns, buyer campaigns, and operational processes are in place.
This is where all the pieces start connecting.
The machine is running.

These are real agents inside The Million Dollar Agent. Their businesses all look a little different, but there are some pretty clear patterns in what starts happening once the right systems are in place.
Started a brand new account from zero. He hit 3,300 followers in four months, went from 200 views to 2.5 million, generated 400 leads from a single post, and tripled his business.
Has been coaching with me for more than two years and tripled her business. She now has so much business coming in that her challenge is keeping up with the opportunity.
Was on a team when she first started working with me. She eventually left the team, lowered her transaction count, started closing at premium commissions, and her income actually increased. Her YouTube is gaining traction, she has three listings under contract, and she sold three off-market properties in two months.
Saw his YouTube average view duration improve, and his Instagram went from roughly 200 views per post to 11,000–16,000. His VA's editing also got significantly better because the Waterfall finally gave her a real system to follow instead of having to guess what Steve wanted.
Didn't trust her VA with content before. Now her VA can produce content independently, come up with fresh ideas Windy hadn't thought of, and still create content that actually sounds and feels like Windy.
Gained 949 new followers from one post and picked up three active buyers from a single workshop.
The pattern across all of this is pretty simple:
Everything starts working faster.
That's the whole point.
Results are not typical and are not guaranteed. Individual outcomes depend on factors including audience, market, consistency, implementation, offers, follow-up, and sales execution.
Complete the Waterfall Interview, go through the course, and follow the steps within 24 hours.
If you don't have a full month of content planned, including visual direction, and ready to design and delegate, I'll refund your $997 entry fee.
I can make that guarantee because this is not theoretical. The system works when you actually follow the process.
You do the work, you get the result.
